​ PREPARE OFFER

​

  1. Prepare all required buyer documents (AOS, Agency, Consumer notice, BFI, Deposit money notice, Buyer estimate through MLS if needed, Seller's Property Disclosure, include office specific documents)

  2. After agent approval, Send to buyer for e-signatures.

​CONTRACT TO CLOSE

​

  1. Review contract for compliance.

  2. Office requirements.

  3. Will send docs to clients through Dotloop or Docusign for electronic signatures.

  4. Submit file to agent’s office/market center (including submitting greensheet)

  5. Manage & communicate all due dates in the  contract (Timeline)

  6. Notify agent with reminders of upcoming due dates via email.

  7. Confirm escrow deposit(s) have been made and collect documentation of proof.

  8. Confirm that seller/conveyancer orders HOA docs or condo association documents

  9. Prepare addendum as needed or instructed

  10. Follow-up on any additional addendum(s) to contract.

  11. Send contract, addendums & any other

  12. required docs to title company and

  13. conveyancer.

  14. Confirm U&O requirements and cert

  15. Assist in scheduling a closing time and

  16. location that is good for all parties.

  17. Will provide directions and list of things

  18. buyer/seller need to bring to closing.

  19. Review the closing statement from title

  20. company prior to closing.

  21. Provide utility information to buyers/ sellers to transfer applicable utilities.

​LISTING COORDINATING

​

  1. Send Property Description Sheet to Seller via E-sign or email for completion to Input Information In MLS.

  2.  Review docs for office requirements. 

  3. Send missing docs to clients through Agent Platform for electronic signature. 

  4. Submit file to agent's office/market center. 

  5. Schedule photos, sign and lockbox Install. 

  6. Enter listing Into the MLS Upload photos, tours, and disclosures to MLS Send client MLS link for approval. 

  7. Send executed docs and U&O requirements to seller via email.

​LEASE PREP

​

  1. Prepare Lease per the rental application, order form and listing contract.

  2. Send PDF to Landlord for review and approval.

  3. Make changes at Landlord request.

  4. Once Landlord approves, send to Tenant/Tenant agent for signatures.

  5. Once returned, send to Landlord for execution.

  6. Upload all lease required documents to office compliance for submission.

​COMPLIANCE ONLY

  1. Review all documents for Office Compliance

  2. Upload to Broker system

​Social Media Graphic

​

  1. Provide JV TC Solutions with your logo and headshot.

  2. A customized Social Media Graphic for Just Listed, Open House, Under Contract, Sold will be created with your and your office information.

  3. Property photos will be pulled from MLS or email the photo link to be used.
